How do I prepare my first rental?Estate OS · Start
  1. Open Configuration and check your estate details.
  2. Under Listings, create a parcel listing.
  3. Enter the name, price, period, capacity and destination. Save.
  4. Then link the objects needed for this listing.

Which object should I use?Estate OS · Start
  1. The LandSign supports a parcel’s sale or rental.
  2. The displayer presents a listing. It can stay at your office, away from the rental location. It does not receive money.
  3. The shared terminal and HUD let tenants find and renew rentals. They do not replace the listing.

How do I register and link my objects?Estate OS · Start
  1. Rez the object and let it finish registering. For objects that collect payments, use the licence owner and accept the requested permission.
  2. For a displayer placed by a staff member, fill in the notecard requested by the object.
  3. Open LandSigns or Displayers. Choose the listing to link, then confirm.
  4. If automatic matching already found the right listing, just check the result. Each object should appear in its own category.

How do I set rates, discounts and overdue charges?Estate OS · Start
  1. In the listing, choose one promotion mode: a four-week discount, price reductions for one-to-four-week tiers, or bonus time. Review the simulation before saving.
  2. Overdue time: the price stays the same, but the duration starts from the previous expiry. Some paid time therefore covers the overdue period.
  3. Overdue charge in L$: the quote adds the overdue amount to the chosen price. The new duration starts from payment.
  4. The terminal and HUD receive the calculated quote. Also check that payment after expiry is allowed.

How do the first payment and renewals work?Estate OS · Use service
  1. The client selects their rental and checks the price offered by the object.
  2. The first confirmed payment starts the rental. A reservation alone is not a payment.
  3. The tenant renews through a terminal or their HUD.
  4. Check the result in Tenants and Transactions before requesting another payment.

How do I remove a LandSign automatically?Estate OS · Use service
  1. In Configuration, choose whether LandSigns for new listings are removed after the sale.
  2. Enable or disable object removal in the listing.
  3. After the LandSign is removed, the terminal and HUD remain available for renewals.

How do I change a rental or find a tenant?Estate OS · Use service
  1. Open Tenants and search by name or UUID.
  2. Expand their row to see listings, expiry dates and payments.
  3. Open the listing or rental management to use permitted actions.
  4. Then check the expiry and history. Changing a listing does not replace an already recorded payment.

How do I block someone’s payments?Estate OS · Use service
  1. From Tenants or Terminals and HUDs → HUDs, click Block payments.
  2. The block applies to the person, even if they own several HUDs. It covers new HUD and terminal quotes within the workspaces you manage.
  3. To enter a UUID directly, open Payments → Blocked users.
  4. Use Allow again to lift your exclusions. An administrator block takes priority.

  1. In the object list, choose Replace to change its listing or Unlink to remove the association.
  2. Always check the listing name before confirming.
  3. Deleting an object from the dashboard does not delete the rental. Also remove the object in Second Life if necessary.
  4. Do not delete a listing to resolve a payment issue: first check the rental and its history.

The object is missing, offline or refuses payment: what should I check?Estate OS · Troubleshoot
  1. Check the owner, the notecard if required, and the registration message in Second Life.
  2. Check the licence, object association, listing status and rate. A zero rate or incomplete configuration prevents payment.
  3. For objects that collect money, check debit permission.
  4. Check Payments → Security: a disabled channel, blocked user or automatic protection may explain a refusal.

  2. Check its status and the listing’s overdue handling mode.
  3. If the transfer already happened, do not request a second payment before checking.
  4. Open a support request with the transfer reference and affected listing.

Which UUID belongs in REAL_OWNER_UUID?Estate OS · Start
  1. In the root prim of the LandSign or Displayer, create a notecard named exactly Estate OS Config.
  2. Add REAL_OWNER_UUID= followed by the licence holder’s avatar UUID, never a name or a group, object or tenant UUID.
  3. When the licence holder rezzes the board, the notecard is optional. Staff must also have dashboard permissions.
  4. For a LandSign on group-owned land, REAL_GROUP_UUID can identify the group. REAL_OWNER_UUID remains the licence holder’s avatar UUID.
  5. Replace all-zero example UUIDs. Save the notecard before resetting the board.

How does profit account for vacant days?Estate OS · Financial reports
  1. Open Financial reports and select the dates and region. Enter its full weekly or calendar-month cost, with an effective date.
  2. Rent is allocated to the paid rental days, including payments received before the report period. Vacant days earn nothing, but region costs continue.
  3. Monthly costs use the actual number of calendar days. The current day is prorated up to now; future days are excluded.
  4. Daily bars compare allocated income and expenses. Unknown costs or missing rental dates leave profit undetermined. CSV exports include the daily, monthly and regional breakdown.

How do I record salaries and deduct paid commissions?Estate OS · Financial reports
  1. The network owner can declare a salary or another expense already paid, with its region, payment date, amount and description. This records an expense; it sends no L$.
  2. Confirmed sale commission payouts are deducted automatically. Do not enter them again as manual expenses. Pending or uncertain transfers are not treated as confirmed payments.
  3. Void an incorrect manual expense and enter the corrected expense. The audit history is preserved; voiding an expense does not reverse a Second Life payment.

How are sellers ranked each month?Estate OS · Financial reports
  1. Select the ranking month in Financial reports. The Estate OS ranking uses confirmed initial land sales with a recorded seller attribution.
  2. The default rank uses total sale value. You can also sort names, sale counts and amounts. Rent renewals are excluded. Older sales are included only when their seller attribution is known.

How is a sale assigned to an agent and paid?Estate OS · Financial reports
  1. Priority goes to the identified manager who owns the LandSign, then to an active Take Sale assignment. Otherwise, one eligible agent detected on the parcel can be selected automatically. If several agents are present, the network owner chooses from those recorded.
  2. Set the percentage or fixed commission in the member’s Sale commissions tab. The owner reviews each commission. Approve and pay explicitly queues payment; accumulated commissions can be withdrawn together.
  3. Update Terminal Main and Payment and add Terminal Commissions. An available terminal owned by the network owner pays the total from that owner’s Second Life balance. No terminal means the payout waits.
  4. A transfer with an uncertain result is never automatically sent again. Check the terminal and Second Life transaction history before any manual correction. Reviewed sales and payout references remain in the history.

How do I offer a group link after purchase?Estate OS · Financial reports
  1. In Estate OS Configuration, open After purchase, enter the group UUID and enable the group link. The confirmed purchase message offers the link in the buyer’s language.
  2. The group must allow open enrollment. This is a group profile link, not a direct invitation from a bot; the buyer still chooses to join.

How can team members manage services from the HUD?Estate OS · Équipe
  1. The owner must activate your team account and enter your Second Life UUID in your member profile.
  2. In the HUD, open All apps, then Services. Only the services allowed by your team profile are available.
  3. Access matches the dashboard: view-only access cannot make changes. Full settings remain available through Manage in the dashboard, after signing in to your web account.
